Every municipality in this region has its own answer to one question: what does the town require before you can sell your house? This index compiles the answer for 321 municipalities across ten counties in Pennsylvania and New Jersey, verified from official municipal codes, fee schedules, and township publications. Each town links to a full local guide with sources.

What the data shows
- The county line is worth real money. Chester Township charges $250 while Chester City, next door, repealed its inspection entirely in 2025. Doylestown Borough inspects; Doylestown Township does not. Neighboring towns routinely differ by $150 or more for the same transaction.
- Timing is the hidden fee. West Windsor doubles its fee inside five business days. West Norriton and West Pottsgrove double inside two weeks. Warwick Township doubles everything if the buyer moves in first. Lambertville’s ladder runs $75 to $250 on lead time alone. Applying the week the listing goes live is worth hundreds of dollars across the region.
- New Jersey inspects everywhere, Pennsylvania does not. Every New Jersey municipality requires at least the state smoke and carbon monoxide certificate at sale. In Pennsylvania, whole townships, including most of the Main Line and rural Chester County, require nothing.
- Sewer laterals are the decade’s trend. More than two dozen municipalities now require a lateral inspection, video, or certification at sale, from Jenkintown’s $300 video to Ambler’s master-plumber rule, and the list grows every year.

Every row is distilled from the linked town guide, which cites the official source: the municipal code (via eCode360 or American Legal), the published fee schedule, or the township or borough’s own website. Fees shown are the published standard single-family rate at the earliest application tier; many towns charge more as settlement approaches, and those ladders appear in the notes and guides. “Not published” means the requirement is verified but the municipality does not post its fee online. Municipalities whose requirements could not be verified from official sources are excluded rather than guessed at. Data reviewed August 2026.
