West Nantmeal: the $235 process
- 01File 14 days out, minimum. The application and its $235 fee must be in the township office at least 14 days before settlement, per Chapter 140. The township labels the form required for all resales, so treat it as a listing-week task.

The published inspection items start with proof the heating system was serviced within the past year, or a home inspector’s sign-off from the last 60 days. The rest is fixable in a weekend: handrails, smoke and CO detectors, four-inch house numbers, GFCI outlets, fuse box blanks, windows that hold themselves up, and the garage door’s auto-reverse.
- 03Use the temporary path for as-is sales. Ordinary violations produce a temporary certificate with a twelve-month repair window for the buyer; substantial ones produce an access-only certificate until the property is habitable. Foreclosure transfers by financial institutions are exempt under state law.
