The assumptions, in the open
- Pennsylvania transfer tax: 1% state plus 1% local in every suburban municipality this site covers, split 50/50 with the buyer by regional custom (the split is negotiable in your agreement of sale). Philadelphia is 3.578% city plus 1% state, so the customary seller share is 2.289%.
- New Jersey Realty Transfer Fee: the statutory per-$500 schedule from the NJ Division of Taxation, including the higher schedule above $350,000 and the partial exemption for sellers 62+, blind, or disabled. Sales over $1 million add the seller-paid Graduated Percent Fee (1% to 3.5% of the entire price) enacted July 2025.
- Municipal certificate fee: your town’s published base fee at the earliest application tier. Several towns charge more close to settlement, and repairs an inspection requires are not included; the linked town guide covers both.
- Not included: pre-sale repairs and staging, seller concessions, prorated property taxes and utilities, HOA or condo resale packages, and New Jersey’s nonresident withholding (a prepayment of income tax reconciled on your return, not an extra tax). How accurate is this estimate?
The transfer taxes are exact: Pennsylvania’s customary 50/50 split of the 2% combined rate (4.578% in Philadelphia), and New Jersey’s statutory Realty Transfer Fee schedule plus the seller-paid Graduated Percent Fee on sales over $1 million, both verified from nj.gov. The municipal certificate fee is your town’s published base fee from our Fee Index. Commission and settlement costs are editable assumptions, and the sale price is yours. What the calculator cannot know is what your house would actually sell for; that is what a valuation is for.
Who pays the transfer tax in Pennsylvania and New Jersey?
In Pennsylvania the tax is legally joint, and regional custom splits it evenly, so sellers typically pay 1% in the suburbs and 2.289% in Philadelphia. In New Jersey the Realty Transfer Fee is the seller’s by statute, and since July 2025 the Graduated Percent Fee on sales over $1 million (formerly the buyer-paid mansion tax) is also the seller’s.
What is the New Jersey senior citizen exemption?
New Jersey charges a reduced Realty Transfer Fee schedule when the seller is 62 or older, blind, or disabled and the property is a one- or two-family primary residence they own. On a $400,000 sale it cuts the fee from about $3,215 to about $1,495. It applies per deed, so joint owners generally must all qualify, with an exception for spouses.
Does the calculator include my town’s inspection repairs?
No. It includes your municipality’s certificate or inspection fee, but not the cost of repairs an inspection might require (railings, detectors, sidewalk panels, sewer lateral work). The linked town guide explains what your municipality actually checks so you can budget before listing.
