How is this different from a Zillow Zestimate?

An automated estimate is a statistical model that has never seen your home. It cannot account for condition, renovations, layout, light, or how your specific block is selling right now. Samantha prepares a comparative market analysis by hand — the same analysis used to price homes that actually go to market — and explains the reasoning behind the range, not just the number.

Is the home valuation really free? Is there any obligation?

Yes, it is free, and no, there is no obligation to list your home. Many homeowners request a valuation one to three years before they plan to move, simply to plan. That is a completely normal way to use it.

What information do you need from me?

Your name, contact details, and the property address or neighborhood. Anything extra — recent updates, condition, your timeline — makes the analysis sharper, but it is not required to get started.

How long does it take to receive my valuation?

Samantha typically follows up within one to two business days. Because each analysis is prepared by hand for your specific property, it is not instant — that is what makes it worth having.

Do I need to be ready to sell before requesting one?

No. A valuation is most useful early, when you are still weighing options — downsizing, helping a parent decide, or just wanting to know where you stand. There is no pressure to act on it.

What areas do you cover?
