Sellers skew long-tenured in both towns, and the certificates below reward exactly one behavior: applying early.
Clementon: the CO and the $60-to-$200 fire fee
The code enforcement office requires a certificate of occupancy for sales and rentals, with the application available on the borough forms page and the fee confirmed with the office when you file. The documented numbers sit on the fire side, where the borough code prices the state smoke and carbon monoxide certificate by lead time:
- More than 10 business days out: $60.
- Four to 10 business days: $100.
- Two to four business days: $161.
- Same day or one day: $200, plus a $35 reinspection fee if the first visit fails.
Construction-permit inspections also require written requests at least 24 hours ahead, so a seller closing out an old permit should fold that into the timeline too.
Pine Hill: the $150 certificate via the fire department
Pine Hill’s building and housing chapter bars any sale or occupancy of a dwelling without an occupancy permit or continued certificate of occupancy. The continued CO costs $150, paid with the application, and applications stay valid for six months, a generous runway most towns do not offer. For resales, the construction office sends sellers to the Pine Hill Fire Department to schedule the inspection.
The New Jersey money
At these price points the state costs stay light: roughly $1,800 in realty transfer fee on a $250,000 sale, less with the partial exemption for sellers 62 and older.
