West Amwell’s resale process cannot be done from a laptop: an original three-part form from the municipal building’s reception desk, cash or check only, and an inspection scheduled at the counter. The fee ladder climbs from $75 to $225 by lead time, the reinspection costs $20, and the well test matters more than either.
The West Amwell picture
The rural triangle between Lambertville and the Hopewell Valley: Sourland ridge views, farmhouses on Rocktown Road, and multi-acre lots that draw Princeton and New York buyers who want the river towns’ restaurants without their lot lines. Turnover is generational, inventory is thin, and documentation sells houses here: wells, septic, permits, all of it.
The three-part form
The Fire Prevention Office tests detectors at every sale, and the township’s forms page spells out the mechanics: the original three-part form from the reception desk, payment by cash or check to West Amwell Township, inspection scheduled at application.
- $75 to $225 by lead time. More than ten business days out costs $75; four to ten days, $125; under four days, $175; same-day, $225.
- $20 reinspections. Among the region’s lowest, so a failed visit costs a return trip more than money.
- Office hours only. The in-person requirement makes this the errand to run the week the listing goes live, not the week of closing.
The well test
New Jersey’s Private Well Testing Act requires untreated well water to be tested at sale, and nearly every West Amwell property qualifies. Labs book out, failed parameters mean retests, and treatment negotiations take weeks.
The New Jersey money
New Jersey’s settlement math applies: the realty transfer fee scales with price and carries a partial exemption for seniors selling a primary residence, and sellers leaving the state meet the estimated tax withholding known as the exit tax. The Pennsylvania and New Jersey tax guide walks every line.
Getting started
The West Amwell order: a free valuation, the well test ordered and the three-part form picked up the same week, and the permit history pulled on every outbuilding. Downhill, the Lambertville guide covers the city at the bottom of the ridge, and the Hopewell Valley guide maps the townships to the east.
