The township’s FAQ states that West Whiteland does not require a use and occupancy permit for buying or selling a single-family dwelling. No inspection, no certificate, no transfer fee. The neighboring answer differs street by street: East Whiteland inspects for $50, West Chester Borough runs its own process, and Uwchlan, the other half of Exton, skips the inspection too.
What still matters
- The $40 certification. The township’s sewer, trash, and recycling certification verifies account balances for settlement, takes at least two weeks, and is requested online. Order it when the agreement of sale is signed, not the week of closing.
- The permit file. No resale inspection means nobody from the township looks at your finished basement, but the buyer’s title and inspection process will. Pull the permit history at listing.
- The only inspector. Exton buyers inspect thoroughly and negotiate from the report. Finding the issues first, from the water heater’s relief valve to the deck ledger, keeps the second negotiation from happening.
